Deed transfer tax, explained

What is deed transfer tax?

It's a one-time tax a buyer pays when a property's deed is registered in their name. Nova Scotia doesn't have a provincial land transfer tax like Ontario; instead each municipality sets its own deed transfer tax rate.

How much is it in Halifax and Dartmouth?

Halifax Regional Municipality, which includes Dartmouth, Bedford, Sackville and Fall River, charges 1.5% of the greater of the purchase price or the property's assessed value. On a $550,000 home that's about $8,250.

Do non-residents pay more?

Yes. Buyers who aren't Nova Scotia residents may pay the provincial non-resident deed transfer tax on top of the municipal tax. Exemptions can apply, for example if you move to Nova Scotia within a set period. Dale can walk you through it.

When is it paid?

On closing day, through your lawyer, when the deed is registered. Budget for it with your other closing costs.
